What are EPC’s?

EPC’s (Energy Performance Certificates) are the main component of the HIP Pack. Similar to those ratings found on modern domestic appliances, they give a rating for the property according to how energy efficient it is.

The column on the left shows the Energy Efficiency Rating. The first number indicates the current rating and the second number indicates the potential Energy Efficiency Rating the property could achieve if certain improvements were carried out. The higher the current rating, the lower the fuel bills will be.

The column on the right shows the Environmental Impact Rating. It is a measurement of the properties impact on the environment in relation to carbon monoxide emissions.
At the end of the certificate there may be recommendations made. These are meant as recommendations and are not mandatory.
By 2009, all buildings in the UK that are built, sold or rented out will have to have an EPC in order to comply with the European Energy Performance of Buildings Directives.

Predicted EPC

These are for properties that are not yet built. Once the plans have been drawn and the building design finalised, a Predicted EPC must be produced. The rating must achieve the minimum required energy rating as set out by the Energy Efficiency Requirements of Building Regulations.
