What are HIP Packs?
Home information packs are now a legal requirement for
any property being placed on the market. The Governments aim is to reduce
any unnecessary delays in the conveyancing process by providing the majority
of information at the outset. Any potential purchaser is then able to
make a more informed decision before proceeding to purchase a property.
What's in a HIP?
The HIP contains both “Required” and “Authorised”
documents as set out below:
Required Documents
- Index Document
- Energy Performance Certificate (EPC)
- Sale Statement
- Evidence of Title
- Official Copy Lease (Leasehold properties only)
- Local Authority Search
- Drainage and Water Search
(If a property is Leasehold or Commonhold there may be additional documentation
included)
Authorised Documents
- Home Condition Report (HCR)
- Legal Summary
- Home Use/Contents Form
- Other relevant documents for example, Cavity Wall Insulation Certificate
What will my HIP cost?
The cost of a HIP will depend on which area the property is in and whether
it is Freehold or Leasehold.
All prices are set at a flat fee for the area and are not dependent on
the property size. Please call us for a quote.
Exemptions
There are certain cases where a HIP Pack will not be required. These
include:
- Places of Worship
- Temporary buildings planned for use of 2 years or less
- Portfolios of properties
- Properties sold subject to a tenancy
- Properties used for holidays/seasonal use
- Buildings due to be demolished
- Property which is to be converted into a non-residential use. Planning
permissions must be in place at the time of the sale
- Where the property is sold with a commercial unit, for example, a
shop with a flat above
